More than two years after acquiring the property, Dallas Cowboys owner Jerry Jones’ Blue Star Land is working on a residential and retail project that will surround Prosper’s signature silos. The project still must obtain zoning, and the developer vows to work with the community to come up with an acceptable design.
“We’re going to incorporate the silos and include a park,” said Blue Star Land CEO Joe Hickman. “I’m going to build four hundred or five hundred apartment units and some retail around the silos.”
Located near the west end of Broadway Street, the huge storage bins were once used to stockpile grain for nearby egg and poultry farms.
“The iconic silos were an integral part of the bustling farming economy of the early days, providing a way for the grain and corn farmers of the area to store their crops,” according to an old announcement from the town of Prosper. “Because they were built in close proximity to the railroad tracks, the silos also served as a launching point for the sale and distribution of the crops grown in rich land to all points north and south.”
Several smaller silos were demolished, but the remaining ones will be preserved. Hickman said he’s going to work with Prosper to design a project that will add to its historic district.
“We are drawing plans right now,” he said. “We still have all the big silos — the landmark of Prosper. I want to build some loft-type townhomes. You can walk to the old downtown. We’ll do a park with an outdoor entertainment area.”
Last year, Prosper developed a master plan for its legacy downtown district.
“We now have a very strategic and comprehensive plan — which was adopted by council — for downtown development,” said Mary Ann Moon, executive director of the Prosper Economic Development Corp. “Blue Star has discussed incorporating exclusive townhomes, park area and retail amenities adjacent to our historic silos — making them the focus of the development.
“As with every endeavor in which Blue Star is involved, they seek perfection and a high standard of quality,” she said. “We are incredibly supportive and excited about the possibilities of having them contribute to our downtown.”
Blue Star Land is already developing the town’s largest mixed-use project, the Gates of Prosper at Preston Road and U.S. Highway 380.
Last year, the developer started the third phase of shopping center construction, which grew the retail project to 1 million square feet. Started in 2016, the Gates of Prosper is one of the largest retail destinations in Collin County.
Blue Star Land is also building more than 300 apartments in the 500-acre development.
Jerry Jones started buying land for the Gates of Prosper development in the early 1990s, when much of the area was still farmland. The mixed-use project is expected to eventually total more than $1 billion in value.
The development is planned to include 1,000 apartments, single-family homes and townhouses.
In Waco, TV home renovation celebrities Joanna and Chip Gaines used that city’s landmark silos as an anchor for their Magnolia Market at the Silos development. By 2017, it attracted more visitors annually than Texas’ famed Alamo historic battle site in San Antonio.
“We are going to redo the silos and make it like in Waco,” Hickman said about the Prosper project.

Jerry Jones, the owner of the Dallas Cowboys and Blue Star Land, is currently undertaking a residential and retail development surrounding the iconic silos in Prosper, Texas more than two years after acquiring the property.
According to The Dallas Morning News, huge storage silos were once used to stockpile grain for nearby egg and poultry farms. Many of the silos were torn down for future development. But the few remaining silos, near the west end of Broadway Street, will act as a centerpiece for a new development.
Todd Rice, public information officer for the town of Prosper, told Local Profile that plans for the development are still being determined, but preliminary plans were discussed with the city.
“Blue Star has discussed incorporating exclusive townhomes, a park area and retail amenities adjacent to our historic silos — making them the focus of the development,” Executive Director of Prosper Economic Development Mary Ann Moon told Local Profile. “They are in the preliminary stages of design and are utilizing the downtown master development plan for guidance in elevations and materials.”
The development is planned to include “four or five hundred apartment units” and retail stores, with the silos in the center. A park is also included in the master plan with the idea of enhancing the city’s historic qualities. Local Profile reached out to Blue Star Land for comment but did not receive a response prior to publishing.
Prosper is not new to fast-paced growth. Local Profile previously reported that the city has the third fastest-growing home prices In Collin County, with a 25.6% increase in the last year alone.
The property was purchased by Blue Star Land last year from Mahard Feed Mill Inc. Blue Star Land and the Jones family, hold a prominent position as one of Prosper's largest landowners and developers. Lincoln Property and Blue Star Land successfully constructed the expansive Gates of Prosper shopping centers, positioned on both sides of Preston Road on the northern side of U.S. Highway 380.
“As with every endeavor in which Blue Star is involved, they seek perfection and a high standard of quality,” Moon told Local Profile. “We are incredibly supportive and excited about the possibilities of having them contribute to our Downtown. Without the Master Plan, they would not have pursued the possible development.”

Old Prosper Partners, a Collin County-based real estate investment firm, announced it just acquired one of the largest remaining sites west of Celina and Prosper. According to The Dallas Morning News, the firm purchased over 1,000 acres located west of the Dallas North Tollway with plans of building more than 3,000 new homes.
The Dallas Business Journal reported that the Green Meadows property where the future development will be located was previously owned by Tomlin Investments, another real estate investment firm that developed the site before selling it to Old Prosper Partners. The site is expected to include houses, multifamily units and retail at full build-out.
“It’s the last property left of that size,” Old Prosper Partners Director Teagan Griffin told The Dallas Morning News regarding the coveted piece of land. “We paid all cash for it. It’s a huge transaction.”
In recent years North Texas has seen an increase in land demand for development. A report by the commercial real estate firm Younger Partners from 2022 found that along with the population growth, the demand for land in North Texas reached all-time highs during 2021. According to the report, despite the COVID-19 shift to home offices, most peripheral sites are witnessing a continuous rise in activity, as employers continue to vie for employees who prefer shorter commuting distances.
As reported by The Dallas Morning News, last year Griffin was part of a group that purchased an 800-acre development site located on both sides of U.S. Highway 75 in Anna.
Regarding the new development in Prosper and Celina, Griffin explained the firm expects to start selling lots in the next 18 months, although the developers have not sold any home sites on the property yet. Said Griffin to The Dallas Morning News, “We purposely haven’t cut a deal until we close the purchase and prep the property.”

The Aug. 8 fire hose-uncoupling ceremony for the Central Fire Station marks a new chapter for Prosper and its fire department as it is expected to shorten emergency response times to the town’s center and serve as a hub for emergency operations as the town continues to grow.
“This is an incredible building, and we could not be prouder of the result,” Fire Chief Stuart Blasingame said.
Zooming out
Located at 911 Safety Way, the more than 30,080-square-foot station was designed to hold the fire station on the ground floor and all of its fire administration, Blasingame said.
It can also accommodate a truck company, an engine company, an ambulance, brush trucks and a battalion chief.
“This state-of-the-art facility will stand as a beacon of public safety for generations to come,” Mayor David Bristol said.

The memorial museum displays an approximately 7,500-pound steel beam taken from one of the fallen towers. Instead of being permanently built into the memorial, it lies on a trailer bed so it can be moved for certain events, Blasingame said.
“We've come to realize it would be selfish for us to permanently mount our steel beam because it would no longer be used for its intention, and that was to bring remembrance to September the 11th,” he said.
The breakdown
Funding for the Central Fire Station came from a November 2020 bond program, which allocated $210 million for a public safety complex.
Construction on the Central Fire Station began Feb. 11, 2022, but designing and planning for the station started years earlier, Bristol said.
“I'm proud to say that even with all the challenges we had, thanks to the partnerships with our architect and construction company, this station opened on time and under budget,” Blasingame said.

Less than 10 minutes after opening, firefighters were dispatched to an emergency.
“That’s the example—they do a better job of servicing people [with] much faster customer response time now,” Bristol said.
