A sleepy town north of Mckinney is fast becoming Dallas-Fort Worth’s latest hinterland boomtown.
Anna, TX, 45 miles outside of downtown Dallas, was once considered too far north for serious development, according to the Dallas Morning News. But the DFW metroplex has increasingly grown outwards since the pandemic brought in new residents from out of state and allowed more people to work remotely, bringing the one-time whistle-stop town to the attention of major developers.
“When I first started, I think a lot of people, even brokers and developers, thought Anna was pretty far north, but right now they think it’s perfectly located,” said Joey Grisham, director of the Anna Economic Development Corp. “That’s how quickly things changed just in the last few years.”
Straddling Highway 75, Anna is right between the booming DFW suburbs of Plano and Sherman, and local leaders expect to ride their wake to similar growth.
“The amount of momentum that it’s going to put into the U.S. 75 corridor, all the way to the Oklahoma border, Anna is certainly going to feel a lot of positive impact from that,” said Anna Mayor Nate Pike, who works in Sherman as a financial adviser.
Nearby Sherman, future home to multibillion-dollar semiconductor projects from Texas Instruments and GlobiTech, has seen explosive growth of late, leading to a dramatic surge in home prices. Earlier this year, Sherman was singled out by Moody’s Analytics’ Mark Zandi in his list of the nation’s most “overvalued” housing markets. And spiraling home prices could well push would-be homebuyers to look to neighboring Anna, just as Austin’s overheated housing market is pushing more buyers to San Antonio.
Anna’s population is expected to grow from around 20,000 last year to nearly 45,000 by 2030, and the city has two two major master-planned communities underway right now. Anacapri, a development from Megatel Homes, will have 1,239 home lots centered around a large lagoon feature, and Centurion American Development Group is building the 1,800-lot Villages of Hurricane Creek. The city had 1,127 home starts in the first two quarters of 2022, according to Residential Strategies.
“The question has always been, in far northern Collin County, can you sell a half-a-million-dollar home? And the answer is 100 percent,” Pike said. “I’ve got proof on the ground of that right now.”
To accommodate the expected growth, the city has been investing in improving its roadways and streamlining its permit process so developers can secure permits in days instead of weeks.
“We have truly created a culture of wanting to be the most developer-friendly city in all of North Texas,” said Pike.
In as sure a sign as any that Anna is on the cusp of a boom, over the last two years, Starbucks, Chick-fil-A, Whataburger and Panda Express have all popped up at the Anna Town Center shopping center, which is anchored by a Walmart.
“For most communities, those are not big deals, but when you live in a smaller community, those are very big deals,” said Grisham.

The highly anticipated man-made lagoon at a new residential community in Anna could open later this year, and the builder is already looking to expand the development northward.
Dallas-based Megatel Homes will soon begin construction of the lagoon amenity at the AnaCapri community near the intersection of Highway 75 and Hackberry Drive and aims to open it by the end of this year, Megatel vice president Steve Maglisceau told Anna City Council in a presentation on the development Tuesday evening.
The AnaCapri development will have more than 1,200 single-family homes as well as 600 beach-themed apartments that will surround the lagoon, according to Megatel’s presentation. The company also plans to operate entertainment space around the lagoon including restaurants, a bar, arcade, bowling alley, fitness center, yoga studio and event rooms.
The lagoon will be 2.3 acres and entertainment space around the lagoon will span 40,000 square feet, according to the Anna Economic Development Corp. A video shown to the council with renderings of the lagoon, homes and amenities also shows multiple waterslides and a FlowRider surf machine.

Maglisceau said Megatel is working with a group that has built three other lagoons in the U.S., but this is their first in Texas. He did not name the company.
The builder plans to wrap up approvals by next month and begin constructing the lagoon in February or March, Maglisceau said, adding that the lagoon will be full of water after about six months.
Maglisceau said a “soft opening” is planned for the lagoon by the end of the year. At that point people will be able to walk around the lagoon, paddleboard and kayak. The lagoon is expected to be fully open and staffed up by about the summer of 2024. He said the company needs about 45 employees to run the lagoon.
The apartments will be spread across three- and four-story buildings, the first of which Maglisceau said the company aims to complete by the end of 2024. He said Megatel will have a program where renters in the apartments who pay on time will be able to get a refund up to $25,000 in rent to go toward their purchase of a Megatel home after renting for a year.
Anna is one of the communities identified in The Dallas Morning News’ boomtowns series as being primed for growth.
The builder expects AnaCapri to generate about $632 million in value when complete, $75 million of which will come from the lagoon, according to a document presented to the city council. An elementary school is also planned for the development, according to the Anna Economic Development Corp.
AnaCapri will have 40- and 50-foot-wide home lots. Utility and paving work is complete for the first 191 home lots in AnaCapri, according to the presentation. Paving on the next 267 lots will start in mid-February but water and sewer work is already complete for those lots.
Megatel has already sold 300 homes in AnaCapri, Maglisceau said, adding that the average sale price for homes in the community is around $500,000.
Maglisceau said Megatel is looking to expand the development with about 700 more homes on properties to the north, two of which it already owns and one it plans to purchase. A trail system could link the new expansion to the lagoon.
The expansion could be complete by 2029 and would add an additional $342.8 million in value to the development, the company projects.
Megatel has 12 lagoons in the works right now, according to Maglisceau. The builder has projects in Texas, Oklahoma, Colorado and Florida, its website shows.
Megatel representatives did not immediately respond to requests for additional comment.
The city of Anna approved a development agreement with Megatel for the project in late 2021. Joey Grisham, director of the Anna Economic Development Corp., said the city has been focusing on bringing attractions to town like the lagoon so residents don’t have to drive to McKinney, Plano or Sherman.
“A lot of people have interest because it has entertainment for families, something Anna really doesn’t have right now,” Grisham said. “We’re ready to get it going.”
Several lagoon projects have been proposed around D-FW over the last few years. The region’s first lagoon at Prosper’s Windsong Ranch, developed by Tellus Group, opened in 2019. Megatel also announced lagoons in Forney and in West Dallas in 2021.
The $1 billion Sapphire Bay development under construction in Rowlett also features a 7-acre lagoon alongside a Hyatt resort, apartments, luxury homes, offices and retail space.

It’s still not clear what prompted the fight, but insiders say the relationship between Anna and the famously domineering Jim Bob had been tense for quite some time.
Whatever the case, it seems that Anna is now tasked with raising seven children on her own, with zero help from her wealthy in-laws.
Caring for such a sizable brood is no easy feat under the best of circumstances.
It’s particularly challenging in this case, as Anna grew up in an extremely patriarchal world, in which women were forbidden to work outside the home or receive any formal education.
But somehow, Anna has been making it work for more than six weeks.
“Jim Bob made Anna move out of the warehouse on his property a month and a half ago,” a source close to the situation tells In Touch.
“They got into an argument.”
So where is Anna living, and how is she supporting her many children?
Well, it might be a while before we have all of the answers, but fans are currently convinced that Anna has relocated to Texas.
The move would make sense, as Josh is serving his sentence in Seagoville, in the northern part of the Lone Star State, and Anna likes to visit as frequently as possible.
And as a recent Instagram post reminded us, Anna is not without familial connections in Texas.
When Justin Duggar married Claire Spivey, the couple set up their home in Amarillo in order to be close to her family.
In the photo above, Anna’s eldest daughter Mackynzie is seen enjoying a bowling outing with members of the Spivey clan.
“Wrapped up an awesome week of vacation Bible school, and celebrated Paige’s 17th at the same time!” Claire’s mother, Hilary Spivey, captioned the pic.
“Is that Josh and Anna’s daughter in the pink? She is growing up, beautiful young lady very like her mama,” one commenter wrote.
“Yes!! She has matured so much recently! A sweet young lady!” Hilary replied.
Anna was not pictured in any of the photos, but Katie Joy of the “Without a Crystal Ball” vlog confirmed her presence, writing:
“Other Duggar kids are there because Anna & all of her kids are in Texas.”
If Anna has really been kicked out by Jim Bob, then it makes sense that she would move to Texas.
After all, it seems her commitment to Josh is unwavering.
“She took her wedding vows seriously and she wants to stand by her man and all that, but the reality of her situation is very difficult,” a source tells In Touch.
“[She’s] trying to stay positive, but it’s not easy. … [She] wants Josh by her side, as a husband and as a father to their children,” but that “isn’t physically possible for now, or the near future.”
As for the recent Amazon Prime docu-series about the Duggars, it seems that Anna has decided to steer clear of it.
The insider says that Anna “doesn’t want to watch the documentary,” adding that she’s not “a fan of Jill [Duggar]” who was interviewed on camera, and “thinks the people who participated are toxic.”
Of course, Jill cut ties with Jim Bob years ago, so Anna might want to consider giving her sister-in-law a second change.

After being a Wing-T quarterback while growing up in Lubbock, Parr wanted a drastic change when he became a coach and became enamored with an uptempo, pass-heavy offense that uses four-wide receiver sets to spread out the defense. He met with a pair of Air Raid pioneers to learn the intricacies of a scheme that helped change the landscape of college football over the last 25 years.
“I’ve always been intrigued by it, read about it,” Parr said. “We got hooked up with Hal Mumme, who coached at New Mexico State. We got to go visit him, and then being close to Lubbock, with Mike Leach there, we went down there and learned it and copied it. We went to Texas Tech practices all the time.”

The Air Raid has taken off at the high school level as well, and it has helped Anna make its deepest playoff run in school history and has one of the state’s fastest-growing schools in the hunt to win an unlikely state championship. With an offense that averages 45.1 points and 316.5 passing yards per game, Anna (13-0) will play China Spring (12-1) — last year’s Class 4A Division II state champion — in the 4A Division I Region II final at 7:30 p.m. Friday at the Crowley ISD Sports Complex.
This is an Anna program that had never been past the second round of the playoffs and had never won more than 10 games in a season. Before Parr took over as head coach last year, Anna hadn’t won more than six games in a season since 2002, and it had a losing record in 11 of the 17 seasons from 2004 to 2020.
“We’ve got great coaches. They came in and really changed everything,” said junior linebacker CJ Miller, who leads Anna with 154 tackles. “From Day 1, the mission has been a state championship. What impressed me about Coach Parr is that he came in and taught everybody that just because you used to be a bad program doesn’t mean you always have to be bad. Things can change. Nobody really thought we could do it, but he saw what we had, and he knew we could be really good.”
After going 7-3 and missing the playoffs last year, Anna opened this season with a victory against Decatur — a team the Coyotes could face again in the state semifinals — and then Anna used an 86-yard hook-and-ladder touchdown on the final play of the game to miraculously beat Aubrey 39-34 in Week 2. Anna owns a regular-season win and a regional semifinal win over eight-time state champion Celina — a school it hadn’t beaten since 1972 — and Anna beat defending 4A Division I state champion Stephenville 33-32 in the second round of the playoffs.
“I think we’ve played the toughest schedule in the state,” said Parr, whose team won its first district title since 1981.
Anna’s window to win a state title in 4A is closing quickly.
The school has more than doubled its enrollment over the last decade, going from 578 in 2012 to 1,216 in 2022, and Parr expects Anna will move up to 5A in the UIL’s next realignment in 2024. Anna opened a new multi-purpose activity center this year that includes a 60-yard indoor practice field, and the town is expected to get so big that Anna ISD is looking to open a second high school in the 2027-28 school year.
Parr came to Anna from Lubbock Coronado, where his Air Raid offense helped Mississippi State signee Sawyer Robertson become the 2020 Gatorade state player of the year and amass the ninth-most career passing yards in state history. This year, Parr had a new quarterback who had never started a varsity game, but Evan Bullock has thrown for 4,014 yards and 56 touchdowns and ranks 14th in the nation in passing yards among schools that have reported their statistics to MaxPreps.
Bullock started his high school career at five-time state champion Allen, the state’s largest high school, but the three-star recruit threw only one pass last year while backing up four-star quarterback Michael Hawkins. Hawkins returned this year, but family reasons prompted Bullock to leave a school that averaged nearly 13 wins per season from 2006 to 2021.
Bullock transferred to Anna — a school with nearly 6,000 fewer students and 20 miles away — even though his mother, Robin Bullock, is the superintendent for Allen ISD. The 6-4, 210-pound senior joined a school that had won two playoff games in its history, according to the website Texas High School Football History.
“It is a little weird, but now that I’m here, I’m just focused on everything in this town and this community,” Bullock said. “Leaving behind friends was definitely difficult, but it’s been a good transition. I still live pretty close, so it wasn’t too big of a deal.”
Bullock committed to Louisiana Tech in June, two months before making his first varsity start. After throwing for more than 300 yards seven times, and after seven games with five or more touchdown passes, Bullock has been hearing from other colleges.
“There is definitely interest,” he said. “People talk to me, but nothing too serious right now. I’m definitely committed to Louisiana Tech, but we’ll just see what happens up until signing day.”
The Air Raid has given Bullock plenty of weapons, as wide receivers Jacob Emmers, Jonathan Brown and Sean Steens have combined for 213 catches for 3,285 yards and 44 touchdowns, and four-star running back Jambres Dubar has rushed for 1,523 yards and 18 touchdowns. Dubar left last week’s 27-24 victory over Celina with an injury, but Parr said the Boise State pledge is expected to play against a China Spring team that has won eight in a row since a 24-16 loss to TAPPS Division I state finalist Parish Episcopal.
Don’t expect Anna to be intimidated by an opponent that is playing in a regional final for a third straight season and for the fifth time in eight years.
“They will be a good team, but we’ve just got to go out there and execute. We believe we can beat anyone, and we can only stop ourselves,” Bullock said.
