Because every property is different, each fire restoration project for apartment buildings is too. However, every fire disaster will have a similar process and will often include:

Contact ANS

Your fire restoration process begins when you call our headquarters. Our specialist will ask you a series of questions about the fire event that occurred. That way, we can arrive on-site with the proper resources and equipment.

Fire Damage Assessment
and Inspection

Our fire damage restoration team will carefully inspect the entirety of your apartment complex, from building to building and room to room. We do so to determine the extent of your apartment's fire, smoke, and soot damage. This step is crucial to developing a comprehensive restoration plan.

Board-Up Services

First responders like firefighters must break windows and cut holes in roofs to slow fire growth and save lives. Once the fire is out, our team can get to work, boarding up holes and constructing temporary fencing around the property.

Water Removal

If there is water damage associated with your apartment fire, we'll remove most of the water immediately. From there, we use air movers and dehumidifiers to help complete the drying process.

Smoke and Soot Removal

Within minutes of a fire, walls, electronics, and other surfaces are covered in soot. Smoke and ash continue to cause damage to every inch of your apartment building. That's why ANS uses specialized equipment to remediate smoke damage and remove odors. This process is often labor-intensive and can take time, especially for large fire damage restoration needs.

Cleaning and Sanitizing

Using a variety of restoration and cleaning techniques, our team will help clean restorable items and sanitize units for safety.

Restoration

Getting your apartment buildings to their pre-fire conditions is our ultimate goal. Depending on the size and scope of the fire restoration job, minor repairs like painting, drywall replacement, and new carpet installation might be needed. You might also need major structural renovations like re-siding, re-roofing, new window installation, floor replacement, and more.

Tips for Preventing Apartment Fires

If you're a property manager or own multifamily residential buildings, the thought of an apartment fire is terrifying. What starts as a small fire can quickly turn into a catastrophic event, with your entire complex up in flames. However, one of the best ways of preventing these fires is to know more about them.

Share these tips with tenants to help prevent deadly apartment fires:

Turn Off Heat Sources

Turn Off Heat Sources

Data shows that a large number of apartment fires begin with cooking. Often, these fires are caused by the ignition of common items like rags, curtains, wallpapers, and bags. Encourage tenants to keep their kitchens and cooking areas clear of combustibles. Never leave a stove unattended for long, and don't leave burners on by themselves. Unintentional mishaps like leaving heat sources on are common causes of fires that can be prevented with a little forethought.

Electrical Safety

Electrical Safety

Like heat sources, electrical malfunctions are also common causes of fires in apartment complexes. It's hard to prevent all electrical malfunctions, but you can tell tenants to avoid bad habits. Tips include never using extension cords as permanent solutions and never using a cable if the third prong is missing.

Appliance Safety

Appliance Safety

Appliances are a part of everyone's lives. They're also standard equipment in most apartment units. But if tenants don't take proper precautions, these useful tools can spark deadly fires.

Tips for Preventing Apartment Fires

No matter how large or small, fires are nightmare scenarios for entrepreneurs with commercial properties. Fire damage can completely ruin storefronts and offices, leaving charred remains and burned-up files before firefighters arrive. To make matters worse, soot and smoke damage ruin your businesses' furniture, HVAC system, carpet, walls, and windows.

To eliminate health hazards and restore your business to its pre-fire condition, you need to bring in a team of professionals with years of experience in fire damage remediation. At ANR, we use commercial-grade equipment and cutting-edge tools to clean up the aftermath of your fire and rebuild your property. That way, you can get back to running your business and providing for your family.

Best things we ate in February 2023: A potato sandwich, gluten-free pasta, and dumplings

The year is still young, but North Texas restaurants have had a rough go of it since 2023 began. So far we’ve lost RM 12:20 Bistro, Green Room and Homewood, to name a few. It’s always a gut punch to see a beloved restaurant close, and it serves as a reminder to hold close the places you cherish. So, on that note, here are the things we ate at local restaurants recently that we really loved. We hope you’ll love them, too.

A new breakfast sandwich has entered the chat. If you haven’t already met, let me introduce you to the crispy potato sandwich that recently joined the weekend-only lineup at La Casita Bakeshop. Toasted brioche, scrambled egg, crispy potato patty, caramelized onions and peppers, poblano aioli and avocado — it is, quite refreshingly, not your typical breakfast sandwich. Meat? Don’t know her. I only have eyes for thick slabs of crispy potato. Cheese? Who needs it when you have layers of poblano aioli. Maricsa Trejo and Alex Henderson, the owners and culinary muscle behind the bakeshop, continuously tinker with new ideas and a rotating menu. That creativity and risk have landed them at the top of their field. But let’s hope this breakfast sandwich sticks around. It’s one of my favorite things I’ve eaten in a while. I’m keeping my fingers crossed. Claire Ballor, food reporter

The first time I fell for the earthy, nutty taste of buckwheat was with Tei-An’s handmade soba noodles shortly after that gem opened 15 years ago. This month, I discovered buckwheat in a new form at Greenville Avenue hot spot Sister. Here, it comes as a pasta called lumache, Italian for “snails,” with ridges that hold onto glossy, double-umami parmesan mushroom cream. Naturally gluten-free and supremely satisfying, the dish is given added texture with a gremolata that swaps out parsley for kale. It’s rich and wholesome, simple but robust, and goes down finely with a glass of Italian red. Amanda Albee, contributing writer

Texas barbecue is usually dry-rubbed meat and optional sides that range from mac and cheese to potato salad, which are all good things. But Korean barbecue involves a smorgasbord of meats, banchan, soup and rice that checks every box on your dinner to-do list. Koryo Korean BBQ, which reopened in fall 2021 after a pandemic closure, is one of the few spots in town that still enlists charcoal for its grills. That analog touch gives a flame-kissed quality to ribeye, short ribs, pork collar and other meats, which are cooked on your table and surrounded by an unlimited supply of salad, kimchi, pickled radishes and other palate-cleansing treats as part of the barbecue sets, which serve from two to five people. Koryo nails the basics while providing the service, cold beers and soju that can really complete a meal. Kevin Gray, contributing writer

Tiffany Derry’s melds of Southern and global flavors lure me back to her Farmers Branch restaurant again and again. This month, it was her Texas redfish with crawfish fried rice that wowed me. The filet is frist grilled for a smoky note, then baked and rubbed in a house-made harissa and chermoula paste bearing warm, sweet and spicy Moroccan flavors. I’s finished with lemon oil and broiled for a crisp crust. The mesmerizing flavors work well with the flavorful fish. Derry doesn’t slack off with a staid side, although with fish this tasty she could get away with it. Instead, she perches the filet on a delicious mound of crawfish fried rice. Made with jasmine rice studded with tiny crawfish tails, local pea tendrils, celery, onion and bell pepper, the stir fry gets a flavor boost from butter seasoned with creole and crawfish boil spices. Crowning the fish are baby greens dressed in a tangy, sweet vinaigrette made with Steen’s Cane Vinegar. As I cleaned my plate, I marveled at how Derry’s food is at once approachable and innovative, with stealth layers of complex flavor. — Tina Danze, contributing writer

Pork Xiao Long Bao at Fortune House

On a dreary winter day, our food team recently dined at the new Fortune House restaurant on Greenville Avenue. We ordered everything from the Shanghai Scallion Noodles to Boiling Beef Szechuan Style, but the first bite I grabbed and put in my mouth was a steaming hot soup dumpling. Its a signature dish of this restaurant, which also has a location in Irving. You can order pork, pork and crab, and black truffle steamed soup dumplings, or doughy pan-fried buns with a crunchy sesame bottom. But the simple pork dumpling is a bite I’ll remember for a while: savory, salty, melt-in-your-mouth, warm-you-from-the-inside deliciousness that instantly quiets all the noise of the day. If you go, make sure you pair it with the tea service. — Erin Booke, food editor

Educating and Guiding Buyers Through Home Buying Is What Monica Otis Does Best

by Rick Mauch CandysDirt.com Contributor

Ebby Halliday Realtor Monica Otis says the most important role a real estate agent plays is that of educator. Helping buyers make one of the biggest decisions they will ever make — buying the American Dream — is part of her calling.

“I’m the kind of gal who will explain things thoroughly, educate and give options, and guide my clients in their best interest,” she said.

Otis knows that challenges abound in the real estate business — inspection and repair concerns, juggling deadlines and closing dates, and keeping all parties happy until and after closing — but that’s why Realtors are paid the “big bucks” to overcome these challenges as they arise.

‘The Market Will Be Hot Hot Hot Come April’

Also, markets can change rapidly and significantly. Last year, after two years of COVID lockdown, there were multiple offer situations with buyers paying up to 30 percent over asking price. Then, the market slowed down in the fall and winter.

“The market this year is picking up steam and we are again seeing multiple offers with over asking price in some areas. The market will be hot hot hot come April,” Otis said.

One of the challenges facing the industry today are do-it-yourself buyers and sellers, or For Sale By Owner (FSBOs) as they are known in the business.

“They can certainly get the job done without a Realtor. But FSBOs are naturally exposed to risk due to their lack of market knowledge and contract knowledge,” she said. “While many websites allow FSBOs to advertise, they will not get top dollar without the experience and exposure a professional Realtor brings.”

And while she expects the market to heat up again soon, there have to be residences for the many people flocking to Texas.

“We need more housing units. Lots of families are downsizing, and some households are now multi-generational,” she said. “I’d like to see more developments that offer smaller affordable homes — 1,300 to 1,800 square feet — as not everyone needs 3,500-plus square feet. I’d like to see cities allow accessory dwelling units, such as tiny homes in backyards.”

Nearly Forty Years As a Realtor

Otis is just about to start her fourth decade as a residential real estate agent.

She started with Century 21, moved to RE/MAX, and a decade later joined Keller Williams until finally she found her way to Ebby Halliday Real Estate.

“I saved the best broker for last and have been with Ebby Halliday Frisco since 2012,” she said. “Joining the Judi Wright Team in 2016 was the best decision ever! Our team currently has four licensed agents and we work together supportively and seamlessly. Between us, we have over 65 years of experience in residential real estate.”

Before real estate, Otis’s career took several turns. After getting her degree in petroleum land management from the University of Texas, she moved to Hawaii for two years, where she worked in magazine publishing and marketing. When she moved back to Dallas, Otis owned and operated a video recording business, specializing in filming weddings and legal depositions.

Hometown Girl

But Dallas has nearly always been her home base. Born in Dallas, Otis was raised in Farmers Branch, the third child of seven.

“Our street was lovingly nicknamed Vatican Row, due to the many large Catholic families that lived there,” she said. “I have lived in Carrollton, Lewisville, Plano, and The Colony, so I know these areas well.”

She’s had some fun along the way, too. Between 2004 and 2009, she co-owned and operated a winery in Little Elm. “We didn’t grow grapes, but did make some mighty fine wine,” Otis said.

When she’s not busy in real estate, Otis has a favorite hobby.

“My only child is now a family law attorney in Denton and happily married,” she said. “In 2019, she gave me a new person to love, my grandson. She and he are my pride and joy!”
