Texas Capital Bancshares Inc., headquartered on McKinney Avenue in Dallas’ Uptown district, announced last summer that it would consolidate some operations in a major office in the Telecom Corridor.

The 25-year-old financial firm is leasing part of Blue Cross and Blue Shield of Texas’ two-building campus on the east side of U.S. Highway 75. The bank is taking 160,000 square feet of offices at 1000 E. Lookout Drive, according to planning documents filed with the state.

The Blue Cross and Blue Shield of Texas’ headquarters opened in 2010 with more than 1 million square feet of space.

Work on the new Texas Capital offices will cost $9 million and is scheduled for completion in January. Dallas architect Corgan is designing the new office.

Texas Capital has had workers in two nearby buildings. It also has operations in the Dallas area, Austin, Houston, San Antonio and Fort Worth.

Along with the new Richardson office, Texas Capital also extended its headquarters lease in the 2000 McKinney Avenue building in Uptown. The new office deal announced last fall will grow the bank’s footprint in the high-rise to more than 200,000 square feet.

Texas Capital has been a tenant in the office building since it opened in 2008.

“This location, in the heart of Uptown Dallas, is highly desirable and easily accessible,” John Cummings, Texas Capital executive vice president and chief administrative officer, said last fall when the bank disclosed its new lease. “Our plans for this new space are reflective of our continued journey to become the flagship financial institution in Texas.”

While office leasing in North Texas is down overall, financial firms have accounted for some of the largest recent transactions. Earlier this year, Wells Fargo broke ground on a more than $500 million regional office campus in Irving.

It’s an unlikely career path to go from owning a city’s oldest bar to opening its first nonalcoholic spirits shop, but that’s the route Julie and Reid Robinson took. The couple, who previously owned Richardson bars the Forum and Brizo, are opening the first alcohol-free beverage store in North Texas.

Beyond the Bar Bottle Shop opens May 6 in a 1958 building in downtown Richardson with shelves stocked with dozens of spirits, canned cocktails and wines — all free of alcohol.

The shift from slinging beers to curating a nonalcoholic shop came after the Robinsons painstakingly pulled their businesses through the pandemic, Julie Robinson says. They closed Brizo and later sold the Forum, which had served daily drink specials in Richardson since 1979. The couple were ready for a fresh start, and they found it in their growing interest in nonalcoholic drinks.

Health issues prompted her husband to stop drinking alcohol a few years ago, so they began to explore zero-proof beverages, Robinson says. They saw a need for more nonalcoholic drink options in North Texas, so they partnered with Andrea and Jenny Benningfield to host an alcohol-free pop-up concept, which found an enthusiastic audience.

“It was so well received that we knew we had found something within the zeitgeist,” Robinson said. “We weren’t the only ones who felt there was a need for nonalcoholic options.”

When a space opened up in the downtown Richardson brise soleil-style building that the Robinsons had been eyeing for years, the four business partners decided to give their pop-up concept a permanent home and open up a bottle shop.

Beyond the Bar carries 24 different alcohol-free spirits, de-alcoholized wines, canned cocktails, alcohol-free beers, leisure sodas and mixers. The space is outfitted with a tasting room where customers can try new beverages and socialize.

“It’s not just about a drink,” Robinson said. “It’s about a sense of community and having a seat at the table. That was one of our big goals, to have a place that has a sense of community for all people whether they aren’t having a drink that night, if they haven’t had one in 10 years or if they are a mindful drinker.”

Austin Circuit Design, a globally oriented design and sourcing firm, has relocated its headquarters to Richardson Innovation Quarter, a district known for pioneering innovation and technology.

The company, which employs 17 people, made the move from Garland to its new 7,600-square-foot office space at 1850 N. Greenville Ave, also known as Campbell Square, owned by Maverick Commercial Real Estate.

The company outgrew the space in Garland, Mark Cottam, chief operating officer of Austin Circuit Design, told the Dallas Business Journal in an interview.

“We were really looking for an environment that suited our type of business,” he said. “We were very aware of the Richardson IQ and the type of firms that were here and the support that both the city of Richardson and the Chamber of Commerce have provided.”

Proximity to the University of Texas at Dallas, a university with a strong engineering and design focus, also factored heavily in the decision to relocate, Cottam said.

Before the move, Austin Circuit Design didn’t have space to house their five new hires, he added.

Richardson City Manager Don Magner expressed excitement over ACD joining the Richardson IQ, emphasizing the company's innovative and global reach.

“We are very pleased to welcome ACD to the Richardson IQ,” Magner said in a prepared statement. “It joins the many dynamic technology companies, entrepreneurs and researchers that already call The IQ and Richardson home. We look forward to supporting ACD’s future success and novel solutions as they continue to emerge, like so many others, from our burgeoning innovation district.”

Cottam said the city of Richardson sponsored ACD’s first year membership in the Chamber of Commerce as an incentive for the company to relocate, but no other financial incentives were involved in the move. The biggest incentive for the company is the support that the city offers through the networking opportunities, meetings and memberships, Cottam added.

ACD is a full-service advanced design firm specializing in mechanical, industrial, hardware and software design, sourcing and manufacturing. Originally founded in Austin in 1985, it was purchased by Chairman Michael Tieu and CEO Minh Nguyen in 2015 before relocating to Garland.

"We have a sister company by the name of National Circuit Assembly, NCA, and that is a manufacturing facility," Cottam explained. "They're what you would call a contract manufacturer. They take the products of the boards that we design and turn them into physical goods."

Initially, he said it made sense to be in the same location with NCA; but with the growth of the company, it became necessary for Austin Circuit Design to be in a more tech and innovation-focused district, Cottam said. The move positions ACD for continued growth, innovation and customer satisfaction, he said.

The Richardson Innovation Quarter, spans 1,200 acres and is a leading tech and entrepreneurship hub in Texas. Often referred to as Richardson IQ, the district is home to technology and telecommunications companies such as Argo Data, Digital Realty, Ericsson, Honeywell, id Software, Raytheon, Siemens and Verizon, along with various smaller nano and technology operations.

Cottam said based on the existing projects ACD is working on, he envisions that the company will hire upwards of 10 new employees within the next year.

"Our plan is very strategic," he said in the interview with the Business Journal. "It's based on continuing to work with our existing partner/customers, and to grow the business with them as well as bring on additional partners. We are very active, locally and nationally, working with different customers and bringing new customers on board. So we have a real emphasis on new business development.”

The contract for the space is a three-year lease with a three year extension option, Cottam said.

Besides its Richardson location, ACD operates in Atlanta; Fort Lauderdale, Fla.; San Jose, Calif.; and the Vietnamese, Chinese and Malaysian markets.
