A couple of big moves at Highland Park Village include a beeline to Knox Street and the repurposing of The Village Theater into retail space.
Ralph Lauren is moving out of its two-story building at the Preston Road entrance of Highland Park Village, where it’s been since 1978. It closed last week and is temporarily moving into two other spaces.

The retailer will keep a clothing store at a new site in Highland Park Village and move home goods to Knox Street in the Cole Avenue building near Trader Joe's.
Both stores are opening March 3.
The Village Theater has been closed since the pandemic started three years ago and there are no plans to reopen it as a movie theater, said Victoria Snee, HPVillage’s chief marketing officer.
While the theater is turning into a store, all the historical exterior architecture that identified it as a theater space will remain including the three-sided marquee which will read, Ralph Lauren.
The new Ralph Lauren store is on the second level and accessible by stairs and the escalator that used to take moviegoers up to the theater. Ralph Lauren has 14 other stores in Texas, and all but one at the Houston Galleria are Polo Ralph Lauren Factory stores. Over the years, Ralph Lauren has had stores at NorthPark Center, but it closed. In its most recent quarter, the company posted a 1% decline in brick-and-mortar sales and a 9% increase online.
A new tenant has been identified for the two-level, 13,398-square-foot building that Ralph Lauren is vacating, but Snee said she can’t yet disclose details.
It’s one of the largest spaces in the shopping center. Hermès added a second level in 2015 and is almost 10,000 square feet. The Conservatory opened a year ago on the second level of the Park House building in 9,000 square feet. Most of the shopping center’s 70 stores are in smaller-sized spaces.
The Knox Street district and HPVillage have common management. HPVillage’s team was hired in 2020 to lease and manage properties owned on Knox Street by a partnership that includes Michael Dell’s family investment arm.
It’s not the first time store moves have involved both shopping destinations. Anthropologie moved out of HPVillage and onto Knox Street in 2021.
The HPVillage leasing team’s recent additions include Foxtrot, an upscale convenience store and all-day café, that opened in October and The RealReal in 2021.
The RealReal said last week said it was closing four stores, including its flagship stores in San Francisco and Chicago and two more stores in Atlanta and Austin. It’s a testament to the strength of luxury consignment in Dallas and Knox Street as a shopping destination that the luxury reseller didn’t include the local store in its cuts.

A River Oaks-area restaurant is making changes designed to give it all day appeal. Eloise Nichols Grill & Liquors has adopted a more casual format.
The changes, which will see the restaurant serve breakfast daily and the same menu for both lunch and dinner, solidify Eloise Nichols as a family-friendly, relatively affordable dining option for residents of places like Afton Oaks and Highland Village. While it remains full service, the shift brings it more in line with sister restaurant Adair Kitchen, the popular all-day cafe with locations in Tanglewood and West U.
Changes include removing the restaurant’s raw bar and dropping dishes like cast iron chicken and fish and chips. In their place, Eloise Nichols has more shareable items and a simplified cocktail menu that’s grounded in classics. The restaurant’s interior and patio have been refreshed, too.
“Our intention was to be a go-to neighborhood destination with a laid-back atmosphere, high-quality food and classic cocktails,” said Nick Adair, president and co-founder of Eloise Nichols’ owner Adair Concepts. “The enhanced interior and merged menus are a natural evolution to an all-day café, which is predicated on great meals and fun times with friends and family in a stylish and relaxed atmosphere. We want our customers to feel as comfortable as they would in their own living rooms any time of day and stay as long as they’d like.”
At breakfast, which is served until 11 am on weekdays, diners will find dishes such as avocado toast, salmon Hoppin’ John, breakfast tacos, and a biscuit breakfast sandwich. Things get a little more robust at weekend brunch with choices that include a biscuit benedict with pulled pork, chicken and waffles, horchata toast, a French toast riff with horchata custard, blueberries, cajeta, and maple syrup.
Turning to lunch and dinner, customers can start with items like split pea hummus, venison sausage, and the Not Jennifer Aniston’s Salad that’s made with farro, pistachio, chickpea, parsley, mint, cucumber, olive oil, feta, red onion, and lemon. Eloise Nichols’ chicken and dumplings use a family recipe, as does the Betsy’s favorite pasta that includes linguine, olive oil, sun dried tomato, and cheese.
Entree choices include sandwiches (cheeseburger, crispy chicken, turkey club, or fried fish) along with salads and bowls. In addition to pastas, look for grilled salmon, a bone-in pork chop, and two steaks.
Beverage options include wines by-the-glass, carafe, or bottle, draft beers, and classic cocktails such as a gin and tonic, margarita, and martini. Drawing on Adair Concepts’ experiences at both Adair Kitchen and Bebidas, diners will find a full coffee program and a cold-pressed juice.
Eloise Nichols opens for breakfast Monday-Friday at 7 am and for weekend brunch at 9 am. Happy hour, served daily from 3-6 pm, features a $5 burger, $7 glasses of wine, and other specials.

It’s that time of year again where Texas homeowners grimace at their tax bills. But here’s some consolation – did you know the Lone Star State doesn’t have the highest property tax rate in the U.S.? Personal finance website WalletHub’s 2023 report says there are five states paying higher property taxes than Texas.
In the report, Hawaii comes in first place with the lowest property tax rate out of all 50 states and the District of Columbia – 0.29 percent. With a median home value of $662,100, that means the average Hawaiian is paying $1,893 in annual property taxes.
Toward the bottom of the list (meaning states with the highest property tax rates), Texas sits at No. 46. The median home value in Texas is $202,600 with a property tax rate of 1.74 percent, which means the average Texan pays $3,520 in property taxes.

States paying higher property taxes than Texas are Vermont at 1.90 percent, New Hampshire with 2.09 percent, Connecticut at 2.15 percent, and Illinois with a 2.23 percent tax rate. Coming in at No. 51 with the most expensive property tax rate on the list is New Jersey, sitting at 2.47 percent. At that rate, New Jersey homeowners pay $6,057 on a median home valued at $355,700.
Dr. Alex Combs, assistant professor in the Department of Public Administration and Policy at the University of Georgia, says people should consider how much they could pay in property taxes when making the decision to move.
"After all, people are sensitive to price, and the property tax is a visible cost of homeownership that funds generally desirable government services like education and public safety," he explains. "If they have the opportunity, people are going to seek the biggest benefit for their property tax buck."

While Texas homeowners will feel the sting of their property taxes, at least they can find some comfort in not having to worry about vehicle property taxes. Texas vehicle owners do have to pay a 6.25 percent tax rate on the purchase price of a car with their local tax assessor-collector, but they do not have to pay annual vehicle property taxes.
Plus, it’s not just Texas – WalletHub determined 23 other states and Washington, D.C., also do not have vehicle property tax rates. Louisiana has the lowest rate out of the remaining states who do pay vehicle property taxes, at 0.10 percent. The state with the highest vehicle property tax rate is Virginia, at 3.96 percent.
