 Renovations Addison, TX
Look for Mold

Look for Mold:

Mold can begin to grow just a day or two after water has taken hold of your business. If you see small signs of mold growth in an area where you suspect a leak, contact Atlas National Renovations ASAP to diagnose the problem.

Check Your Pipes

Check Your Pipes:

If it's safe to do so, check out the piping inside and outside your commercial property. You want to keep a keen eye out for oxidation and corrosion around pipe fixtures. While you're at it, check your water heater for rust too. Corrosion or rust is a telltale sign of a water leak.

Check for Rings

Check for Rings:

Dark spots on walls and ceilings usually indicate water damage. If you see rings around a stain, the damage is probably older. Several rings with different shades of color mean an intermittent issue, where the area has been soaked and dried several times.

Understand Your Property

Understand Your Property:

This is more of a suggestion than a sign. As the commercial property owner, you should know your building's pipe system. You should know what is old and new and what areas may be at risk for water damage. Keep an extra-close eye on areas that have a higher potential for leaks, especially during rainstorms.

ADDISON, Texas - Those who were lucky enough to score a ticket packed Addison Circle Park for this year's Kaboom Town festivities. Thousands more watched from spots all over the area.

There was about 25,000 people at the park. That’s the limit for how many tickets were available.

Organizers say they try to make the show bigger and better every year.

People were enjoying the food, music and the airshow, but they all came for the fireworks.

Featured

Here’s a list of Fourth of July 2023 festivals, fireworks shows, parades and other events happening in North Texas to celebrate Independence Day.

Whether it’s the first time or an annual tradition, Kaboom Town in Addison has something for everyone.

The park had food, family-friendly activities, water slides and live musc.

The annual airshow featured an all-female crew this year.

The grand finale fireworks show is one of the largest in Texas.

July Fourth Firework Forecast

Dan Henry has the latest forecast for July Fourth celebrations.

Tickets to the event are free and made available on a first-come first served basis starting June 21.

Chelsea Brown is one of the 25,000 people who reserved a ticket.

"The very first day, my mom went online and she refreshed, refreshed, and she finally got her free six ticket," she said.

The event is sold out again this year.

Many more people pack parking lots, balconies and secret viewing spots to catch the show from outside the park.

Road closures started around 11 a.m. Monday and some will reopen after the fireworks show, others around midnight. A few will remain closed until July 5th.

Amy Bilecki and her family bought the hotel package for the event, hoping to avoid the traffic.

"This year, we wanted to be in the area because we always hate the drive home," she said.

Others like Brown are preparing for a long trip home.

"We’re gonna try to maybe hopefully leave early, but I don’t know. We’re gonna try to navigate through it," she said.

In the meantime, it’s all about enjoying the show.

I know that as the resident Dining Grouch I’m supposed to bellyache and whine whenever some new chain restaurant rolls into Dallas. Supporting local businesses: great. Chains: sad.

But this is different. We’re getting a Nando’s!

Nando’s is an international chain of peri peri chicken restaurants with more than a thousand locations worldwide. Peri peri chicken, if you don’t know it yet, is a preparation of marinated and grilled chicken with loads of citrus, vinegar, and hot bird’s eye chile peppers. It’s the product of a cultural exchange between Brazil (which supplied the peppers), southern Africa (which supplied the grilling and now grows the peppers), and Portugal (which brought the food to the rest of the world).

If you do already know and love peri peri chicken—for to know it is to love it—then you’ve probably had it at a Nando’s in Europe or the Middle East. I think it’s fair to say that Nando’s, in the United Kingdom especially, occupies a cultural position similar to that of Whataburger in Texas: a ubiquitous, trusted chain where everyone is happy to agree to meet, even if they know there are much better options available. My Nando’s initiation came at the location across the street from my apartment (sorry, “flat”) in East London when I got a degree there in college (sorry, “at uni”).

In 2020, I wrote about the slow growth of peri peri chicken in Texas for Texas Monthly. People statewide told me that they fell in love with the dish immediately, but that not enough Texans know about it yet. Nearly all of Texas’ peri peri restaurateurs got into the business after trying a Nando’s while traveling or living abroad. But some told me they wished the dish had a higher profile in Texas, to make it easier to sell.

Earlier this year, Sal Afridi, who owned Peri Peri Original in Plano, converted his restaurant to a Nashville hot chicken spot instead (and a good one). He said that the problem was simple: everyone who knows peri peri loves it. But not a lot of Texans know about it.

“Though peri peri is growing in the U.S., I do think that it is going to take a little bit longer,” Afridi told me this spring, after reopening his business as Sal’s Nashville Hot Chicken.

Nando’s should help fix that knowledge gap, in turn not just helping itself but other restaurateurs who want to get into the peri peri market. This is a dish good enough to support healthy competition, once everyone falls in love with it.

The new Nando’s will be at that giant development in Addison where Belt Line Road meets Dallas North Tollway, the one with the Whole Foods, Gorji, and new Loro. I’m not sure which space it is, specifically, but it will have a shaded patio seating 90 in addition to an interior designed by a London-based architecture firm. The estimated opening time is late spring 2023.

If you want to get a head start on your peri peri education, we already have several options: the Port of Peri Peri franchise locations in Irving and Plano, Poblanos Piri Piri in Irving (which I didn’t like quite as much as Port when writing my 2020 article), Street’s Fine Chicken, and the only high-end version I’ve ever encountered, at Meridian, where it’s served with yucca fries. Try all of those, and you’ll be ready to judge Nando’s when it arrives.

JPI started construction on 290-unit luxury apartments project, Jefferson Addison Heights

Dallas, Texas - JPI, a prominent Dallas-based real estate developer, has started construction on the Jefferson Addison Heights, a high-end five-story residential building.

This distinguished 290-unit apartment community is positioned in the Southeast Quadrant of Airport Parkway and Addison Road in the picturesque town of Addison, a component of Dallas County, Texas.

This project broadens JPI's substantial property portfolio in the Dallas-Fort Worth region, elevating the total count to 29 properties, collectively offering an impressive 9,276 units, according to data compiled by Yardi Matrix. The Jefferson Addison Heights complex is expected to commence leasing operations by October 2024.

One of the key advantages of this location is its proximity to the Dallas North Tollway, just half a mile away, ensuring easy access to Addison's vibrant retail, dining, and entertainment offerings, like the Prestonwood Town Center and Galleria Mall.

The property's close distance to the Dallas North Tollway also situates it a mere 12 miles from downtown Dallas, a major employment hub, home to over 2,000 employers and more than 20 Fortune 500 Companies including Texas Instruments, AT&T, American Airlines, and McKesson.

Based on data from Yardi Matrix, Dallas ranks as the second-largest national market for multifamily construction, with 60,532 units presently under development and 2,016 completed this year. The city's vigorous employment sector and relatively lower living costs compared to other Sun Belt markets of similar scale contribute to this heightened demand.

Recent U.S. Census Bureau data indicates that Collin County, a part of the Dallas-Fort Worth Metroplex, ranks third in the U.S. for numeric growth, with an influx of 45,525 new residents between 2020 and 2022. On the other hand, Collin County Association of Realtors reports a decrease in median home prices, but an increase in the number of closed sales in recent months, as previously reported by Dallas Metro News.

In other local development news, Legacy Partners and Resmark Cos. have jointly initiated construction of the Legacy Gateway, a 336-unit residential community in Forney. Dominium is also progressing with the development of Matlock Flats, a 192-unit project in Arlington, Texas, concentrating on affordable housing.

Santa and his posse of hoofed aviators aren't the only ones busy this December. Restaurateurs around North Texas continue to create new spaces where we can expand our waistlines. There's been a spate of recent news on openings.

Here are some we're most excited about:

Open Now

LORO

1499 Montfort Drive, Preston Place, Addison The Asian smokehouse LORO is the love child of James Beard Award-winning chefs Tyson Cole of Uchi and Aaron Franklin of Franklin Barbecue. Slow-smoked nuggets of brisket mingle with Asian spices for a beautiful menagerie of flavors. A new LORO opened in Addison on Dec. 14. The original North Texas location in East Dallas is also a cozy space with a unique communal vibe, and we're excited about this expansion. Also, if you missed it previously we spoke to LORO's 5-foot-1 pitmaster Judith Covarrubias a while back.

Olivella's Italian Deli

2816 Elm St. Olivella's in Deep Ellum has expanded its Neapolitan-style pizza kitchen to a deli, with paninis, sub sandwiches "native to old-world Italian paninotecas and American delicatessens," per a press release. Olivella's Italian Deli's sub-menu includes meatballs, chicken Parmesan, chicken pesto and Papa Joe (soppressata, house mozzarella, hot peppers, vodka sauce), all served on house-made bread. The Italian Club has mortadella, ham, proscuitto, capicola and provolone. There are also appetizers, salads and desserts available. Olivella's Italian Deli is open 10 a.m. to 3 p.m. Monday through Friday for dine-in and take-out.

Coupes

4234 Oak Lawn Ave., The Shops at Highland Park Coupes is a new French-inspired, Champagne-driven bar in the Oak Lawn area. This spot, founded by "Champagne enthusiasts" Eric Chiappinelli and Amanda Hale, recently opened with a vast selection of 15 "true Champagnes," sparkling wines by the glass and 50 more by the bottle. There are also still wines (no bubbles) sourced from France and Texas. Yes, Texas.

Double D's Bar

1404 N. Riverfront Blvd. (Design District) This & That Hospitality (The Whippersnapper, Sfuzzi, Ferris Wheeler's, Tiny Victories) has a new bar called Double D's, a nod to its Design District neighborhood. What did you think it was a nod to? As with many of this group's concepts, this spot has a mischievous spirit. With an "all the love" tagline, Double D's is a cocktail lounge straight out of the '70s with "dope DJs" and "nice ass bartenders." Drinks range from shots to classics cocktails ($11 to $14). A pony Miller High Life is $3. And how great is it to see Coors Banquet on a menu ($5)? There is also a mocktail menu for $6. And a $7 happy hour runs from 5 p.m. to 8 p.m. Wednesday through Friday. We can all get behind a happy hour that runs until 8 p.m.

Looking Ahead

OAK'D

4525 Beltline Road, Addison OAK'D BBQ will open a second location this February in Addison. It's a bit of an elevated barbecue restaurant with wagyu briskets sourced from Rosewood Ranch and smoked with post oak. The sides and desserts are all made from scratch (a full-time pastry chef is on staff). This new 7,000-square-foot space will have two outdoor entertainment patios in addition to the restaurant.

Ramble Room

6565 Hillcrest Ave., No. 150, Snider Plaza After recently expanding from seafood (TJ's Seafood and Malibu Poke) to Tex-Mex (Escondido), John Alexis will open the Ramble Room in early spring 2023 at Snider Plaza. This two-story spot with a fireplace will serve classic American cuisine and will have a bar.

Mister O1

129 S. Main St., Grapevine We recently wrote about Mister O1, a new Miami-based pizza concept that is expanding across the U.S. The big draw is star-shaped pizzas with the crust pinched into a "tent" that's stuffed with cheese. It's actually amazing and was one of our best bites of the year. Also here is warm, fragrant rosemary focaccia bread in a brown paper bag that is equaling amazing. A spot on Grapevine's Main Street is next up for Mister O1 pizza. It's expected to open in spring 2023.
